Job Description:
An experienced property manager who will manage all daily
aspects of a high-rise luxury apartment community in downtown
Cincinnati and maintain the company's high standards. This
includes, but is not limited to managing, leasing, resident
retention, customer experience, staff and vendors
relationships.
Reports to: District Property Manager
Supervises: All on-site personnel, including any contract
workers
BASIC FUNCTION:
Responsible for assisting the District Property Manager in
maintaining the physical asset and maximizing the financial returns
from that asset in accordance with the owner's objectives.
Responsible for hiring, training, supervising and developing
on-site personnel.
Assists District Property Manager with hiring/terminating on-site
personnel, special projects and adminstrative tasks.
Implement all policies and procedures as authorized by the company
and ensure compliance as necessary.
Ensure associate performance of duties on a timely basis.
Maintain a consistent and strong customer service experience.
Direct and manage daily property activities in such a manner as to
win and maintain the respect and goodwill of all residents,
ensuring consistent application of property polices and enforement
of lease provision.
Maintains professional relationships with other departments within
the company, suppliers, vendors, and professionals servicing the
property.
RESPONSIBILITES: The activities listed below are not all inclusive.
However, they are indicative of the type of activities normally
performed by the property manager.
Ensure that all physical aspects of the property are at all times
fully functional and in an attractive condition, all vacant units
are kept ready for occupancy through team members and personal
efforts. Effectively perform and oversee leasing activity for the
property to ensure property goals are met.
Supervise scheduling of maintenance and leasing work (turnover
schedules/make-ready procedures, annual inspections, etc.)
Establish schedule of personnel for emergency maintenance.
Makes regular follow-up inspections on maintenance and leasing
work.
Makes regular inspections of grounds/building, including all common
hallways/elevators.
Make recommendations for physical repairs, replacments and/or
improvements.
Coordinate bidding process for all work not completed by
maintenance.
Makes recommendations and oversees all purchasing of supplies,
materials and equipment.
Recommends expenditures within budget allocations.
Manage monthly accounts receivable within company delinquency and
prepaid standards.
Distribute monthly late notices and other letters as need arise to
residents. Eviction filings and court attendance as needed.
Perform accounting month end to ensure property is in balance,
Review monthly financial statements and complete variance report
detailing specific reasons for variances seen.
Accurately, prepare and be thoroughly knowledgeable with all lease
related paperwok, from application to move out.
Complete former resident move out inspections and final account
statements.
Submit bi-weekly payroll and supporting documentation for all team
members.
Complete weekly occupancy reports as needed along with bi-annual
market surveys.
General clerical assistance including such tasks as answering the
phones, opening mail, filing and ordering supplies.
Process and approve all invoices and that they are submitted on a
bi-weekly basis.
Thoroughly maintain leasing office, tour path, vacant apartments,
amenities and overall curb appeal of the community to ensure it's
clean and inviting.
Maintain thorough product knowledge of the property and its
competitors.
RESIDENT RELATIONS:
Develop and maintain first class customer service relationships
with prospects/residents through quick, courteous response times
and treating others respectfully.
Manage and resolve resident concerns in a timely manner.
Supervise move in and move out procedures.
Enforce Rules & Regulations compliance.
Plan, Organize and conduct resident functions as needed within
budgetary guidelines.

Required Work Hours: Standard hours required are 9:00am-5:00pm
Monday-Friday. However, it is expected that additional hours be
worked to ensure all job duties are completed if required.
Employee must maintain reliable transportaion daily (Monthly
Parking is included within the building). Regularly required to sit
and stand for several hours at a time, climb up and down stairs and
to lift no more than 15 pounds with ease.
REQUIREMENTS:
Strong proficiency in Microsoft Office required
Proficiency in Rent Manager software or other property management
softeare a plus
Two or more years of leasing or sales experience
Excellent organizations and interpersonal skills required
Team oriented with ability to work independently as needed
Strong attention to detail
Present a professional appearance at all times
