Job Title:Facilities Maintenance ManagerDepartment:Plant
EngineeringReports to:Maintenance CoordinatorClassification:700JOB
SUMMARY:This position embraces the design, installation, operation,
maintenance, modification, construction, modernization, and
protection of physical facilities and equipment used to provide
plant support and service. Continually demonstrates professional
competency in assuming liaison or control responsibility for
coordinating multidisciplinary maintenance activities while
interacting with all other elements of the Company.ESSENTIAL JOB
DUTIES:Provides Maintenance Systems ManagementMaintain all
facilities machinery including refrigeration, Wastewater Treatment
plant, HVAC, and building support equipment.Oversee repair of the
Wastewater system, chemical and flow pumps, lift station, high
level devices, and process water containment.Complete knowledge and
compliance with all local, state and federal codes in relation to
wastewater processes.Oversee repair of refrigeration compressors,
pumps, air handlers, condensers, freezers, regulators, cylinders
and controls.Complete knowledge of Process Safety Management,
documentation, prints, schematics and all compliance regulations
concerning wastewater, refrigeration, building codes.Advise
Maintenance Coordinator of replacement machinery or parts and areas
to improve the equipment in the facility.Manage maintenance
equipment systems to maximize plant capacity and minimize
cost.Manages employee utilization and employs work schedule to
minimize overtime and reduce unscheduled downtime.Effectively
Manages Maintenance Staff and SafetyMaintain the building to
promote a safe working environmentManages the maintenance staff
through delegation, policy and procedure administration, assignment
of work responsibilities, planning, organizing, directing and
follow-up of the work assignment while maintaining
documentation.Promotes plant safety performance through
administration, enforcement of company and plant policy and
procedure and training consistent with company objectives and in
compliance with Federal and State agencies.Accountable for
providing short- and medium-term solutions and day-to-day support
to all operating teams having issues with troubleshooting, problem
analysis, equipment failures, etc.Maintain compliance with Key
Performance Indicators for tracking and reporting the performance
of the maintenance function (supplier performance, equipment
reliability, overall equipment effectiveness, etc.).Ensures that
Preventative Maintenance work orders are completed on-time,
correctly, audited, and documented for all equipment.Highly
proficient in the installation and maintenance of facility machines
and all other plant equipment.Read an interpret prints and
schematics.Troubleshoots pneumatic, electric, and hydraulic machine
problems.Ensures repairs to machines involving machine guarding,
bolt replacement, and breakdowns due to mechanical wear.Oversees
preventative maintenance tasks such as lubricating parts, drive
chains, etc.Resolves all maintenance and mechanical problems
promptly with minimal disruption to production schedules.Acts as a
lead by training, mentoring, scheduling, counseling, and providing
guidance to the maintenance team.Provides leadership through
effective communication and coaching.Provides assistance and
support as needed.Ensures a positive work environment exhibiting
the companys culture of respect for all employees.Motivates,
corrects, and challenges personnel with a positive
approach.Notifies Maintenance Coordinator when problems
arise.Maintains open dialogue with assigned team.When approached
with feedback and concerns, resolves them in the most direct and
positive way possible.Ensures all company policies are
followed.Completes maintenance recordkeeping.Keeps record of all
work performed.Updates maintenance history logs and completes
required paperwork.Accounts for equipment used for maintenance and
repairs.Understands and follows the company GMP policy.May assume
other duties as assigned.QUALIFICATIONS:Bachelors degree in
manufacturing, business, or a related field preferredTen or more
years of related maintenance experienceFive or more years of
managerial experienceExcellent understanding of maintenance
strategies and techniquesExtensive knowledge of technology
including trends, opportunities, and productsMust have knowledge
and emphasis in mechanical, process waste water, electrical,
refrigeration, PLC, fabrication, hydraulic, pneumatics.Ability to
organize, coordinate, and direct projectsStrong ability to instruct
and lead and prioritize effectively.Ability to make quick and
decisive decisions; good judgment and common sense required.Ability
to speak, read, and write EnglishStrong verbal and written
communication skillsBilingual (Spanish) preferredPresentation
skillsStrong math skillsComputer literacy (Ability to use all
related hardware and software)Must maintain a helpful and
professional attitude and appearance.PHYSICAL
REQUIREMENTSACTIVITIES:Very active position, requiring standing,
walking, bending, kneeling, stooping, crouching, crawling, and
climbing all day, ability to lift 50 lbs.HEARING:Must be able to
hear average or normal conversations and receive ordinary
information.REPETITIVE MOTION:Must be able to frequently and
regularly use wrists, hands, and or fingers.VISUAL ABILITIES:Acute
close vision, distance vision, color vision, peripheral vision,
depth perception, and ability to adjust focus.PHYSICAL
STRENGTH:Regularly lift and/or move up to 10 pounds, frequently
lift and/or move up to 25 pounds, and occasionally lift and/or move
up to 100 pounds throughout the day.WORKING CONDITIONS:Must be able
to work for long hours in a no-kill food processing environment,
where it is wet, damp, and cold. Temperatures are frequently below
freezing, and employees are expected to remain in these conditions
