SUBFUNCTION DEFINITION: Install, maintain, and repair internal
factory equipment. Supervise employees who perform maintenance and
SCOPE: To troubleshoot and repair systems and components and
inspect and complete service requests in a timely efficient manner
for the Building Maintenance department.
Prioritize assigned maintenance work to properly execute
emergency breakdown response. Report to immediate supervisor items
affecting or potentially affecting proper and safe operation of
plant and equipment. Maintain acceptable backlog of planned
maintenance activity. Run service calls, repairing plumbing,
electric, mechanical and various types of equipment repairs in a
timely efficient manner. Maintain inventory of hospital standard
finishes for repairs.

Maintain proper scheduling of assigned duties and procurement of
material to perform cost effective maintenance and repair activity.
Acquire and interpret maintenance data to determine operational
status of plant equipment and systems. Maintain proper
documentation of all assigned maintenance policies, procedures, and
schematics. Ensure that infection control and life safety measures
are followed while performing maintenance projects. Set up
containment per infection control guidelines.
* High school diploma or equivalent * 2 years of work experience
in a related job discipline.
* Experience in operation of a complex building system, with
demonstrable knowledge of complex, heating, ventilating and
air-conditioning (HVAC), systems maintenance and operation,
automatic & pneumatic controls, laws and accepted procedures of
building utilities operations, technical sketches, flow diagrams,
performance graphs, prepare reports and present facts clearly, oral
and written, and experience in the installation and maintenance of
electro-pneumatic control systems. * State of Ohio low pressure
boiler operator's license * Ensure inventory is on hand and
requisition parts when needed. * Must be able to use meters to
record flows for hydronic and air systems. * Responsible for PM
(Preventive Maintenance), update and oversight of the boilers and
HVAC systems. This includes the documentation and storage of
records to verify the PM procedures and the safe and proper
operation of these systems. * Ability to read and interpret
technical manuals, pneumatic diagrams, flow charts and control
prints. * Responsible for the inspection of major components newly
installed in the boilers and HVAC systems.
