From corporate campuses to single sites, EFS provides a range of services that support mission-critical areas of financial services, manufacturing, pharmaceutical, transportation, and government sectors.Job Title:Working Site Lead/HVAC TechnicianJob Summary:The Working Site Lead will complete required PM and repairs on the clients facility equipment. The site lead will be an excellent communicator and have exceptional follow up capabilities. The technician will exhibit an ownership attitude.Essential Duties and Responsibilities: Perform HVAC preventive maintenance, troubleshoot and service commercial and industrial HVAC equipment. Must have experience working on hydronic heating and cooling systems, boilers, chillers, package rooftop units, VAV, VVT, water source heat pump and building automation systems. By self-performing or recommending future action to be taken to ensure a complete and efficient operating system. Performs preventative maintenance work order according to schedule & tasking on HVAC equipment, i.e., spring & fall start-ups, cleaning coils and changing filters.Performs preventative maintenance and repairs to chillers (and boilers) as required.Lubricates fans, motors, bearings, and control units.Maintains and repairs buildings' HVAC systems, including replacing worn or defective parts, such as switches, fuses, contacts, motors, wiring, etc.Maintains and repairs plumbing on HVAC systems (hot water heaters are included).Operates refrigerant recovery equipment, vacuum pumps charging equipment and service gauges.Performs preventive maintenance activities on facility following written instructions. PM activities include measurement of wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.) and inspection/evaluation of operating characteristics such as speeds, pressures, vacuum, or vibration.Analyzes findings during PM and recommends changes to PM content based upon findings. Documents PM activities within the CMMS. Completes assigned work orders and documents completion within the CMMS.Diagnoses of electrical or mechanical malfunction or failure of operational equipment and determines root cause and corrective measures.Performs shift "rounds" using a checklist to document performance characteristics (i.e., operation modes, pressures, temperatures, RPM, etc.) of facility systems and equipment.Completes general building repairs, including repair and painting of walls, doors, floors, etc.Completes repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of sinks, piping, valves or drains.Repairs and maintains controls, lighting, and electrical distribution systems.Replaces lighting components, ceiling tiles, and grid throughout the buildings.Performs PM & repairs on dock equipment Overhead doors, dock levelers, dock locks and seals.Repair and lubricate cranes and hoists, troubleshoot and operate same equipment.Communicates directly with the customer and site lead in assuring that all aspects of a work request are understood, that parts must be ordered, or that requested completion date will be delayed for any reason. not discovered during the conversion of the work request into a work order.Manage the EMCOR Computerized Maintenance Management System (CMMS).Plan, direct, and coordinate activities of Facility Maintenance to ensure that client's needs are met and/or exceeded by performing facilities maintenance duties to be completed personally or through delegation.Develops key client relationships with client, subcontractor, etc.Coordinate and supervise on-site subcontractor work adhering to all EMCOR and Client site safety and permit requirements.Ensure paperwork from site is completed accurately and in a timely manner.Investigates potential suppliers and pricing when parts needed, maintains associated purchase orders and receipts in computer system.Other duties may be assigned as deemed necessary by the Facility Manager. Qualifications: Three or more years mechanical experience, including electrical, plumbing, carpentry required; or equivalent combination of training, education, and experience required.Must have EPA Universal Refrigeration License.Valid drivers license.Fork truck operators license, JLG operators license preferred.Ability to read and comprehend simple instructions operating and maintenance instructions, and memos. Ability to write routine reports and correspondence. Ability to effectively present information in one on-one and small group situations of customers, clients and other employees of the organization.To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds.Work Environment:While performing the duties of this job, the associate is regularly exposed to moving mechanical parts and risk of electrical shock. The associate is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is usually loud.
