POSITION TITLE: Housing Quality Coordinator
REPORTS TO: Site-based Housing Manager
SUPERVISES: NA
COORDINATES WITH Housing Specialists, Case Managers
POSITION SUMMARY: As a member of a housing team, the Housing Quality Coordinator ensures clean, safe, secure living environments for clients in Caracole housing programs. Conducts inspections, tracks and communicates needed maintenance to property management, clients and staff. Maintains relationship with site-based Caracole House property owners to ensure maintenance, unit turnover, and a positive living environment. Supports clients in maintaining clean/safe housing and in knowing their rights as tenants.

RESPONSIBILITIES:
Scattered-site and short-term housing services:

Complete Housing Quality Standards inspections.
Communicate with case managers and housing specialist regarding maintenance issues.
Track, communicate and coordinate ongoing maintenance concerns. Serve as point of contact with property owners/managers for repair and maintenance issues.

Site-based program: (Caracole House)

Ensure a safe, clean, and enjoyable environment by inspecting units and property and by performing minor in-house maintenance and repair tasks such as rekeying doors, changing filters, hanging items on walls, checking and changing smoke detectors, filling dispensers, picking up litter, raking leaves.
Track and coordinate ongoing maintenance concerns. Serve as point of contact with property owner for repair and maintenance issues.
Ensure Caracole House contracted maintenance team completes required tasks, including cleaning and repairing units between residents.
Work with outside vendors as needed to ensure a safe and healthy environment at Caracole House, including pest control, locksmiths, security camera provider, etc.

Responsibilities across programs:

Collaborate with housing specialists, case manager, landlord liaison, and other professionals to support clients in maintaining their housing.
Provide accurate information to staff and clients on landlord/tenant law, tenant rights, and available related resources. Facilitate escrow process for tenants when housing maintenance issues are not being addressed.
Educate and support clients individually and in groups regarding cleaning, home maintenance, communication with landlords and other tenants and self-advocacy skills.
Engage clients in group education and skill building related to home cleanliness/safety, tenant responsibilities, and tenant rights at monthly Tenant Meeting.
Ensure that documentation, including database entries, and other such tasks are complete, accurate and on time in accordance with program and regulatory requirements.
Provide administrative support to the housing team and agency, including mailers, folder assembly, record scanning, graduation support, and picking up documentation in the community as needed.
Adhere to Harm Reduction and Housing First models.
Identify and pursue education to promote professional growth.
Participate in continuous quality improvement, group and individual supervision, workgroups and required staff meetings.
Maintain professional boundaries & confidentiality and model appropriate behavior.
Complete other duties as assigned.
QUALIFICATIONS:
Two years' experience related to rental maintenance/repair/housing quality required. GED/HS diploma or equivalent required. Must have reliable transportation, driver's license, and insurance to transport clients.

REQUIRED SKILLS AND ABILITIES:

Knowledge of basic residential troubleshooting and routine maintenance.
Ability to use common tools such as hammers, drills, wrenches, ladders.
Good spatial perception, mechanical aptitude.
Ability to read instruction manuals and basic diagrams.
Ability to recognize when specialized knowledge is needed.
Basic knowledge of mental health, substance use, and homelessness; must be flexible, patient, respectful in working with a diverse population.
Diplomatic, cooperative, and interpersonal communication skills.
Organizational skills and the ability to prioritize multiple projects with multiple stakeholders.
English language proficiency and good verbal and written communication skills.
Good computer proficiency in Microsoft Office.

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:
Position is hybrid remote/in office, with frequent daily travel to sites throughout the region. The employee is frequently required to sit, talk, hear, stand, walk; operate a computer, telephone and fax machine with or without accommodation.

The employee must be able to stand, climb stairs, climb ladders, kneel, stoop, lift briefly overhead, and to lift and/or move up to 60 pounds.
Requires good visual and manual acuity.
Must have driver's license, insurance and vehicle in order to move to sites throughout in the community.
Requires COVID19 vaccination (or valid waiver) upon hire.


SALARY AND BENEFITS
This position is full time, hourly: $22.35/hr ($46,500 annually). Benefits include Medical, Dental, Life and Disability Insurance, 401K. We are a progressive, dynamic human services organization and a great place to work!
