FLOATING MAINTENANCE TECHNICIANREPORTS TO: District ManagerJOB TYPE: Full-TimeJOB OVERVIEWGeneral maintenance of multi-residential apartment buildings, grounds, turn-over of vacant units, general property upkeep, and answering any on-call emergencies as a part of a rotation.RESPONSIBILITIES Develop and maintain personal technical skills necessary to provide a superior level of service, minimizing the use of outside vendors. Supervise the services of those outside contractors involved in the physical condition of the property, as directed by the Property Manager. Developing and managing a preventive maintenance program that minimizes necessary repairs and service requests and maintains the physical condition of the property. Ensure that service requests and repairs are made correctly and in a timely manner through personal efforts. Ensure the vacant units are made rent ready in a timely manner Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property, consistent with budgetary guidelines. Comply with all Company policies and procedures. Perform all other duties as directed by the property management team, and assist the overall team effort in any way possible. --- Maintain relationships with other service technicians, residents and vendors. --- Provide the highest level of customer service --- Perform regular inspections of grounds and buildings as part of a preventative maintenance plan.QUALIFICATIONS Experience working in apartment maintenance or construction field HVAC Certification (Type II or Universal) a plus EPA Certification Basic Residential Electrical Experience Basic Residential Plumbing Experience Carpentry High school diploma or equivalent Ability to maintain high quality site appearance and curb appeal Ability to work independently; have good work ethic.
